Small homes vs. large communities in Albuquerque assisted living

New Mexico gives both the same license. The daily experience is very different.

Quick answer

Legally, very little: both hold the same HCA assisted living license under 8.370.14 NMAC. In practice a small home is usually a converted house for up to 15 residents with a few caregivers, while a large community is a purpose-built building with a dining room, activity staff and often a wellness nurse.

What is the difference between a small and a large assisted living facility in New Mexico?

Legally, very little: both hold the same HCA assisted living license under 8.370.14 NMAC. In practice a small home is usually a converted house for up to 15 residents with a few caregivers, while a large community is a purpose-built building with a dining room, activity staff and often a wellness nurse.

Of the Albuquerque-area facilities with a known size in our directory (from the part of HCA's directory we could read), 29 are licensed for 15 or fewer residents and 18 for more.

How does overnight staffing differ by size?

New Mexico's minimum is one awake staff person overnight for 15 or fewer residents, one awake plus another on the premises for 16 to 30, two awake plus one available for 31 to 60, and three or more awake above 60, so caregivers per resident at night can be similar, but a small home has no backup in the building.

Ask a small home who covers when the overnight caregiver is helping one resident and another needs help.

Which is better for someone with dementia?

A small home's quiet routine and familiar faces suit many people in early and middle dementia, while someone who tries to leave needs a secured memory care unit under 8.370.14.70 NMAC, which is more often found in larger communities.

Ask any facility, large or small, whether it operates a secured environment and get the disclosure in writing.

How does pricing usually differ?

Small homes commonly quote one monthly rate covering room, meals and care, while large communities more often quote rent plus care-level fees that rise with needs; compare total monthly cost at the care level your parent needs now and next year.

The New Mexico statewide median for assisted living is $5,950 a month (CareScout 2025).

What building rules differ between small and large facilities?

Facilities with nine or more residents must be fully sprinklered, and those with more than 16 are classed as institutional (group I-1) buildings rather than residential (group R), which brings stricter construction and fire rules.

For a small home, check that bedroom exits, smoke detectors and the monthly fire drill log are in order.
